When the lease is terminated, years of hard work & development are destroyed.

So, before addressing each and every point you raised on the forum I wanted give you some frame of reference as to where we stand now and how anything that damages or destroys our company impacts the lives of all of those people listed above in a tremendously negative way.

Had a tenant destroy a house, a squatter move in, a couple evictions and some other bad luck along the way.

It can save thousands and thousands of dollars in the cleanup of backflow sewer and destroyed home decor, toys, furniture, everything, etc.

If the tenant truly is a pain then any apology is going to destroy what's left of your authority base and they are going to walk all over you.

After figuring out how to turn the water to the house off (quick google search, mental note taken), I come to figure out that I had 6 burst pipes and a destroyed bathroom...2) After the pipes incident was solved, I decided that I needed to rent this sucker out before I totally destroyed my new property so I decided to hired someone to paint.

I have always cashflowed more than any cost associated with preparing property to become rent ready after a section 8 tenant moves out because they know they could potentially loose their voucher if they destroy the property.
