Good tenants come from properly screening applicants by checking their credit, criminal and eviction history.Please, please listen to some of the real estate vets on this forum like Mike and All Cash.

In addition, RESPA prohibits fee splitting and receiving unearned fees for services not actually performed.Violations of Section 8's anti-kickback, referral fees and unearned fees provisions of RESPA are subject to criminal and civil penalties.

Unfortunately I'm not renting in Hampden, the screening process does little. job good, rent history good, no criminal records or active collections cases, current rented home good shape, all seem to be completely immaterial.

There's a difference between someone who falls on hard times and one who is a credit criminal.

@Shawn Thom,From my experience, we do look at credit just to ID that person, but we look very close to rental history, income, evictions, and criminal history.

Surprisingly our conversations have been very easy, I'm guessing cause he's stoned...I am pretty comfortable with my screening process as I check: Credit, criminal, evictions, and bad checks.

Its a full out criminal empire in my mind selling these worthless properties.

It's not, by itself, an offense.
