I would start with a conversation and tell them they can go the easy way or the hard way.

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

If the Cincinnati market is your choice I would love to have a conversation with you.  

Conversations with brokers in the market are also helpful.

Even if I have a buyer, I still post it, and as buyers contact me about the property, i tell them that property not available, but I have a conversation with them about their Criteria.

I currently am completing a garage conversion and another Junior ADU that will add 1278 sqft between the two units.
