dont even bother with taking her to small claims court. its considered a small case and it will take forever not to mention attorney fees and time wasted. just swollow it and move on. it happens to me all the time. a lot of times when a "war story tenant"  (for lack of better wording lol ) leaves i see some holes in the walls etc.... but im just happy to see him or her go!!!

What is the single most important thing you did starting out in commercial RE that changed the course of your business forever?

So far it's been a little stressful and time consuming but, for now, I'm so happy that I took the plunge and am searching for property #2!

(These questions should help us get you some good contacts)Hopefully someone will pay up for the LEED Gold, but sometimes homeowners spend more on their "forever" home than may be justified by a pure investor-builder trying to maximize profit.

And that's assuming we aren't in winter, which this could be delayed until, because all evictions then get stayed until the temperatures come back up.Its time consuming and expensive.

I would do the financing and my family member would self manage at the property and get a cut of the cash flow, this to me is a low money down option and also not very time consuming as I would not be the boots on the ground.  

This has been said already, but I like the properties that sit on the MLS forever.

My plan for this property has always been buy and hold, essentially forever, since the dynamic in the market requires no work on my part to rent or manage the unit.
