The ratio of rent to purchase price is pretty good, so the poor return is largely due to the very high property taxes.I could easily conclude that this area is not a good one for buying rental properties (at least not for me), but I thought I would first try some creative approaches to making the deals more appealing.For the sake of this discussion, assume that the purchase price has already been reduced as much as possible based on all other factors, and that the numbers used for rental income, maintenance, etc. are conservative.

As this number continues to get smaller it in turn makes the number of available listings (our supply) fewer and fewer.Thirdly, the number of homes in escrow, in pending or contingent status, in relation to the available listings has grown each month for at least the past 8 months.What I conclude from this is that the market is absorbing the inventory faster than the new listings are becoming available.

I think that your data set CAN be smaller IF it is clear the correlation between effect and cause criteria.For example, the observation:If my analysis says 82% of the time, spending this $500 will profit you $1500, I will gleefully make that call time and time again. would most likely be too broad a criteria to conclude a profit of 1500but ok, I definitely see the value of what you propose.

For example, if the contract permits the seller to collect liquidated damages in the event of the buyer's breach, then there are solid grounds for concluding that specific performance is not available, because the liquidated damages provision provides an "adequate remedy at law" to the seller -- even if the liquidated damages clause is not "exclusive," as described above in paragraph 1.3.

I personally think that Renatus' idea to market the education this way also gives them a terrible image problem, considering that I resisted the first opportunity to join because I checked up on Renatus online and concluded it was an MLM scam, and you can see that there are many who bring up the "MLM" label in regard to the education sales.
