@Lia Locarnini While researching please keep in mind high TX property taxation as it effects cash flow and that certain locations have foundation issues due to clay soil.

@Clay Boykin thanks for the tip I'll try the 2 years prior search and try to find a trend.

After you have done a few renovations, you will have a feel for what a project or entire room will cost and get pretty close in a ballpark when you do a walk-through with a notebook or tablet. 

My home is in an area originally farm land/early 1900's and the ground is plastisien clay.

Where to eat, etc etc.The electronic stuff looks interesting, but I think it will be too much work for people and the tablet will go missing from time to time.

The best way to search for them is if you have a smart phone or tablet download the app Realtor.com and set up a search for multifamily homes.
