Opened up the kitchen by removing the wall and cabinets between kitchen and living. updated the kitchen countertops and appliances.

Paint the cabinets, inexpensive granite or quartz countertop, tile backsplash (if the budget works), matching handles and light fixtures (I like brushed nickel). 

Since your main concern is your appliances, are the other interior elements (flooring, kitchen cabinets and counters, etc) covered by the HOA then?

Added central air; resealed asphalt; repaired and painted siding; installed new flooring, cabinets, and counters.

Still need to paint doors, cabinets, stairs, replace a vanity and toilet etc.

I also added new kitchen cabinets and remodeled the back porch into utility/mud room.

Toe-kicks would be installed on all cabinets (more on this later).While the work was being done, I would regularly inspect the work at the end of the day.

They can install cabinets, floors, counter tops, faucets, lights, etc.

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.
