Conceptually you want to take an approach that minimizes your need to be on site - and for that reason I would advise against BRRRR.

You can also take a car ride and travel to Dallas, Houston or Austin.I think NYC is a good city if you want to work and make a lot of money. 

(i would have a sign that says you assume all risk when taking down this fence)-Have the fence gated and make sure you have a locking (or at least a latching) gate. 

If they are taking the risk of borrowing they would want to charge you a premium for the risk they are taking. 

I think that you have to take what the market gives you when it comes to house-hacking.
