What you experience in Milwaukee is pretty typical for a class D neighborhood.

It depends on your market, your buy and hold asset class and your needs/wants as an investor.

Of course, everyone would love to work with a better tenant class. 

That is all  class D at best, and you would need to have boots on the ground and speak fluent Spanish to have any hope of success.As far as multi-family goes.

:Might as well go for it most tenants in c class areas are nuts anyway so the extra rent money is icing on the cake  LOL!

Throughout May as I was working through my classes and started to learn more and more I realized that this is something that I not only enjoy learning about but also think I'd be great at it.
