We go into the house and do an estimate for repairs and if it takes $15,000 to get the job done then the investor only pays $15,000 so there is no juice to the bid like most contractors do.

Also remember that you are likely going to feel a lot different about things 5 or 10 years or longer down the road and don't want to be in a position where you can't outsource the PM work because you analyzed the purchase of the property without factoring a PM %.With all that said, there is certainly nothing wrong with self-managing 5 units, if you still enjoy it and have no goals of scaling up to a point where you start getting stressed and the juice isn't worth the squeeze.
