(This is for govt backed loans go to page 3)https://www.fanniemae.com/content/announcement/0902.pdf So a couple things you can look into, first is a commercial loan product aka portfolio loan, though they may very likely require reserves as well and the interest will be higher so probably not your preferred choice until your 10 govt backed loan "bullets" are used up.

The latest incident, the board sent out announcements saying the meeting started at 6:30, but when we show up at 6:30, no one is there and the place is locked, so just several of us owners standing around outside.

I have been in attendance at sheriff sales where a plaintiff's attorney made an announcement to the effect of "if there is any bidding above my bid, the plaintiff requests postponement" whereupon the sheriff's deputy handling the sale said that once bidding starts, it will be sold to the highest bidder - so if you want the property you must outbid all other bidders.

You are right about the 12k square feet being huge, I meant 1,200 square feet :)It seems that the prices in Iowa City are inflated because of the proximity to campus and the hospital, yet the rents do not fully compensate for that (not sure why).It does not seem like the best market for renting out property.However I think it still makes sense to buy since I will live in the place for a couple of years, and given the new Iowa Mortgage Credit Certificate program announced last week:http://www.iowafinanceauthority.gov/en/for_home_buyers/mortgage_credit_certificate/
