My initial plan is to get new leases for the tenants, background checks on all adults, get security deposits, and verify who is living in the units.    

It is often the case that one of the spouses or adult children do not have great credit score with a good explanation. 

It's all about respect and being considerate of others, but I don't know how to communicate that to adults who clearly aren't seeming to understand.

@Matt Todd wow that was a mouth full, I had no idea about the 3 tenant max that's very interesting I'll have to keep that in mind, I would already be worried about younger adults leaving every summer if it was Orem or provo college tenants.
