I can see the rates they're advertising being possible BUT I doubt that they'd had the same spread if they were signing leases in today's market. 

It's false advertising.

Restricting certain elements you can advertise may not be good, but it is certainly not evil.Is the settlement good for sellers?

There's no one MTR site so tools like Airdna don't have access to the data to pull vacancy rates. 2.

A fairly reliable wholesaler who buys across the country, and spends $100,000 a month on advertising, also trains people to be wholesalers.

Many will advertise 3-4 week closings, but having closed nearly 250 DSCR loans in the last 36 months with many lenders, most are 5-6 week closings.

Some savvy flipper reconfigured the upstairs to add a bedroom but in the process, closed off most of the attic, leaving only a crawl space that did not even allow access to the entire attic!  

My question: If we want to have a tenant in place on or around Oct 1, when should we begin advertising? 

Maybe access the equity via a cash out refi (check the after refi cash flow).
