I have a brand new renovated unit that hit the market mid-November and it has been brutal trying to rent it.

If we tried to plant the whole tree there would not be enough roots to support the leaves.  

I think it will hurt you in that you'll be too forgiving of people, try to make friends with the college kids your renting to or keep bringing it up all the time. 

Trying to make it where there is a lot of data, easy to use, and have a lot of articles written by local experts.

It's faster and smoother than trying to handle it yourself from another state.

Still, maybe you are over complicating it by trying to buy MF (a difficult asset to manage) on the other side of the county in an area that you have no experience investing in. 

Would this be better to try and go through a local bank or is there good options for private money or other banks that specialize in this?

.: I am trying to learn and understand... someone told me that its not just size of the home or level of the flip that determines profit, and that in some markets, what is considered a typical profit is 300k based on the 70% ARV formula.
