Missing shingles, messed up flashing, etc...It could also be a leaking (inside the wall) water pipe, or leaking drain pipe, failed toilet wax ring, or bathtub drain pipes leaking.You might want to budget for a scrape and paint  too.

The old adage of “Don’t trust the messenger”rings very true here. 

I have a turnover coming up and a ring doorbell costs $100 and installs in 5 min.

I want to get into real estate investing, have 20k saved but I was planning on using it for a ring.

- for example, a state employee who wears a suit everyday and makes 6 figures, smears feces all over his bathroom walls and the tub has a line of what seems to be a feces water ring...I have had a lot of success in land flipping and the freedom of that has spoiled me (no tenants, toilets, or inspections, just cash in my account every month).  

Next, I change my strategy and advertise "executive suites" and the phone rings off the hook!!! 

I used to be a very caring landlord,responsive and of course proposing a great house in Good condition,but for 2 years I was almost not sleeping at night thinking an accident/personal injury/mold related health issue could happen and consequence of this would be them suing me for eventual High medical bills or else,which could mean losing one or more of my single family homes as they were all under my personal name,The point of my post is that it seems you cannot follow a "by the book equation" that would 100% prevent you from this to happenOkay I had the biggest umbrella policy up to 5 Million in coverage,but I have a limited trust into insurance companies,I can easily imagine them finding a way to not cover the problem if needed with some clausesI always was specially paranoid about MOLD,especially with the houses being in Florida,although the premises seemed to be totally ok at move in,you will always be told that there are some mold in houses in general,so the situation could quickly change without you noticing even with constant control,I add a very nice old couple as tenants but at one point they were telling me they had health problems because AC was not working for a day in order to have it fixed quick(of course as usual I respond or act fast to resolve the issue but this just ringed to my mind what could happen if they would get very ill and need to pay a crazy medical bill...)

@Ryan Rea hey ryan, yea there is something wrong with how the agent is marketing the property. i lived in torrington for a while and have rentals in the central CT area. my phone never ever stops ringing. i get too many calls for me to handle and i’m probably at the top crest of the market rental rate. i use craigslist and apartments.com. i also post in specific groups on facebook too. like i have a property next to ccsu, so i post in the student group pages. i have never used an agent and probably never will. let me know if i can help in any way.
