It sounds like you’re being cautious, which is smart.

Don't spend on flowers too much because your tenant will very likely  not take care of them.

Keeping rehab costs in check means focusing on high-impact upgrades like kitchens, bathrooms, and curb appeal, while avoiding over-improving the property.

Granted, this was my personal 90 second due diligence, but the initial sniff seems like they are a legit company doing real deals, and if I were actively looking for new syndication investments, it would prompt me to want to learn more.Only thing that would keep me a bit skeptical on a call is their 2016 founding. 

Explain what goes into the pricing...school districts, direction of the home (some ethnic groups like East/North), style, size or whatever you need to explain to a 5 year old....tile roof vs asphalt or whatever.   

My only thing is that I would like to create some more immediate cash flow.  

What is the process like for that, and how long does it usually take?
