Special events such as weddings will always take place regardless of economic circumstances and these events usually want live music.

Saw a concert there last year and went to a tenants' wedding there before as well.So it's a flipping rule, gotcha. 

You hit at a very good rule of thumb " Do not assume that because a bank will loan you money that it is a deal you should do."....that goes for a lot of things in life...cars, wedding rings, houses etc...

We are looking at buying a wedding barn venue that has had a steady flow of around 25 weddings the last 5 years.

With REI, I'm aiming to reach FI within 10 years so I can travel, play piano at venues for fun (I'm a total amateur but I'm working on it!)

Years ago you would hear the officiant at weddings call out during the ceremony, "if anyone has any reason why these two shouldn't be bonded by holy matrimony, speak now or forever hold your peace."
