I've often had people ask if they can invest to help with our expansion, but for the amount of capital needed, this would require pooling funds as a syndication. 

Any buyer coming in that requires financing will need tax returns and tax dodge answer doesn't hold water.

There is no coffee shop within walking distance and very little commercial properties within walking distance.Not sure if its a pro/con but we are across the street from a large park with a public swimming pool.

Water is typically my biggest deal killer.

Once the roots find that water source, they go all out! 

I just want don't want to miss anything and get myself in hot water with regulators. 

It could be an easy fix like this or a bigger problem depending on the factors at play (are the joists accessible, will it mess anything else up if you just jack it up and reinforce, is there water damage or structural damage to the foundation causing the sag instead of just old joists, anything else going on like a supporting wall or posts under the floor, wiring or plumbing runs involved etc.).

Highland could be a good option as well, but it is more difficult to find a lot of good options in that price range, as well as having a slightly smaller renter pool than most of Lehi would have.
