My second rental property needs some rehab/modifications to the property so wondering if it is OK to pay those costs via my LLC instead of my personal account ?

Not saying it's bad for the long term, but many owners don't have the equity or the cash to pay for those modifications.

I got my Home loan modification back in 2008 -during the mortgage crisis due to a death in the family.

Understanding the scope of the rehab is vital to making sure you don't end up upside down on the property. 

That is a highly vital piece of information that will wildly affect the value and the ability to finance of any of those properties.

I've worked for a huge GC for the last 10 years and more than likely they will be happy to make some modifications. 

Because of monitoring and medical technology on shift they have one doctor monitoring machines of patient vitals throughout the facility, another making rounds, and another to respond to emergencies/codes.

You may want to consider contacting your lender and negotiating loan modification. 

I'm not sure if she qualifies for a short sale because she said she is in a loan re modification time period now.
