If there is electricity I would consider eviction on "unknown tenants in possession".

Such a scenario sometimes arises in the auction or foreclosure setting where a buyer might agree per the auction terms that all issues, known or unknown, are the buyer's problem.

You're nervous because you have no confidence,  and the unknowns are high, and yes, it's scary at first.

But, still, it was hard to get a foot in the door, because the seller's brokers knew I was the principal and I was unknown.  

These delays and the unknown finish date of your sheetrock has prevented you from locking down the trim crew and they just got a big trim job over in the lakefront community that pays double your job so it will now be 2 weeks before they cab get back around to you.

I have tied up a few of those homes and backed out just to daunting with the unknowns.. we are just doing new co on vacant lots.  

Here's how the deal was to work, he invests $80,000, I put down $12,300 & pay for all the rehab (approx $15,000 but could be more, there's a few unknowns yet) plus do the work.

Since there are so many variables involved, including a lot of unknowns (especially for repairs), squeaking out a small profit on your first flip is a big success!
