Total GUT cost in area near king of prussia

Hi,

Just came across property selling it for around 90k.. I did some research on comparable and other houses close to that area and those are selling it for ~300 to 400K.... I was wondering if that would be a great investment for me.

1) Purchase for 90k

2) unknown gut cost

3) Rebuilding cost - 150K (for multi family unit and keep one and sell another)

4) sell it ..

 But I think it comes down to total gut cost .. any ideas ?
