@Jennifer Lee If I was the Seller, I would be suspicious of my Listing Agent if they magically found another Agent on the very first day of listing with a Buyer prepared to pay the full (Listing Agents) asking price [especially if it came to light that those two Agents were already friends].

For instance if the owner is reporting $200,000 of annual and income only $50,000 of annual expenses that is suspicious.

In my experience, this network is HIGHLY suspicious of investors.

I have 1 option (assume his loan and the price would be 109k) but need to figure out 1 or 2 other methods to present to him.Don't think that subject-to, using a land trust, would work, as he and I have both been in to speak to the local bank, and they would likely be suspicious enough to investigate (it's a very small town and there's not many RE transactions).

@Desmond A Dowdell, as I've written before, I'm always suspicious when the profit margin (in this case $20,000.00) is decided first, and we're then supposed to just believe that the numbers work exactly?

But the IRS could be suspicious that you were accessing profit by tapping the HELOCs rather than leaving all the equity in the 1031. 

I was a little suspicious after reading all those so it's good to hear you had a positive experience. 

She did tell us her grandkids would be visiting her frequently but that's understandable.Now that they have moved all their furniture in, I'm suspicious that the young couple moved in this past weekend with their kids instead of their mom - which is a clear violation of the lease clause for who can live at the premises.Since they just moved in a couple days ago, it seems like evicting them would be a bit extreme but I'd like to know what you guys think. 

@Steve Rozenberg When I get calls asking if I'm the owner of the property, I get suspicious.
