After 2 days of the eviction, he left cloths, foods, and other house holds stuff at the drive way.he damaged the property and walls are nailed, taped, and other stains on the wall, carpet needs to replaced, and bad shape of landscaping.

The interior was badly stained with tobacco so I paid painters to do 3 coats of interior oil-based primer and neutral gray in the other rooms.

My tenant just moved out and there is two softball sized stains on the carpet, looks like watercolor so it blends in fairly well but is visible.

The general idea is to renovate the kitchen with new cabinet & counter top; Update all the restrooms; patch up all walls; remove pop-corn ceiling, repaint whole house; re-sand and re-stain all the hardwood floor; some plumbing work; install can lights in all rooms;  move some lighting fixtures; add/move switches and wire for Ethernet.

I have done both, the carpet took a beating and really needed to be replaced after 3 years due to stains but the hardwood looked perfect.

I had one a few weeks ago.. same scenario  would not say they were wholesaler then said it was for them personally and uncle was going to put up money.. then some guy e mails me from the same state and says he is a HML and the buyer is approved but no follow up or proof they are one.. but all the while trying very hard to get me to sign there contract that has an asigned clause in it.. which of course is fine i do the same so i can take title in one of my LLCs  its just a stain on the industry it really is.. this thought process that its SNAP flip and your going to make money not only is it illegal in every state the way these folks do it.. but its just bad business.. dont like it personally

75 a month is a good or higher rate imo so nice job on that.Now just pray your not sanding pee stains out of the floor boards when they leave!!!
