The upper unit is fine, but the lower unit…former smoker lived there.

You should be ok for the next 4 months. start cooking all your own meals.

@Dion DePaoli  out of sheer curiosity this morning I listened to a pod cast that interviewed the owner of Paper source I think it is @Bob Malecki  Bob said it was a good listen .the gentlemen being interviewed says that he has been buying notes since the mid 80's which of course I am sure he has.then he made what I thought was a pretty if not strange but unique statement.. the Kids interviewing them asked how he hands his foreclosures on his NPN... his answer was well " in 30 years I have only foreclosed once"  the kids were then scrambling as they did not expect that and of course its sound like they are personally buying distressed notes in Cook county and we know how tough that place is.

But that was the best thing that happened to me personally because it forced me into heavy research and to see Real Estate for what it was becoming and was PROBABLY going to be (IE: doing the prep work in the kitchen before cooking a meal) as opposed to what it was (IE: a delicious dinner already cooked and ready to eat).Being forced out of our preferred market is what put us on our current multi unit adventure.  

Palatine, IL  is in Cook ( crook) county , this county is the MOST tenant friendly of all.

Does other side rent to loud messy smokers with 3 pit bulls and a car on blocks in the front yard while you want to attract a clean, quiet, non-smoking non pet owning tenant on your side?

Where are people buying Cook County (Chicago, IL) mailing lists?

For example, Cook County Assessor. 

While I don’t smoke if they are smokers it puts them at ease.
