For those in the small multifamily space and who are still closing deals in 2024, how many leads are you looking at/week?

Would love to sit down and have coffee with you and pick your brain.Would love to be able to have a mentor in this space as I start on a new journey in this Real Estate Investing World.Willing to work hard and take advice and act on it.Let me know if you know of anyone one or maybe you are that person.

For example, I was told you can send 100 texts per number each day, and I was under the impression all 100 went out within like 10 minutes, but they go out in such highly spaced batches it just isn't worth it.

I see it now, yes for sure as Theresa said it was probably just to create a little more horizontal flat space behind the house.

What's a reasonable Property Management Fee structure for 8 unit retail /office space  ?  

They are often taking up the limited parking spaces, which the other tenants are complaining about, hence why i know they are there most of the time.

I know over the past few years DST's were getting crushed and had a hard time raising money according to someone I know in the  BD space who did a lot of DST's.

Our guests have their own entrance and are totally separate from our living quarters, and we still enjoy more than 1,000 square feet of our own space.

or do you want your own living space. 

Currently, I am focusing on getting into the multifamily/commercial apartment space but I wouldn't turn down a good fix and flip.
