If Lowe's had a refrigerator you needed to buy for your first example, but did not offer free delivery, would you expect to have the PM pick up and deliver for you so you can have it done for free? 

The unit contains central heating and air and features a washer, dryer, stove, dishwasher, refrigerator, and microwave.

The location of the refrigerator seems “off”.

But, this constant complaining (closet smells, the refrigerator shelves are dirty, the cabinet knobs need polishing, whoops I flushed a towel down the toilet- come over and snake it for me) is getting sickening.

Here in Massachusetts, state sanitary code requires a stove in a rental, but not a refrigerator - go figure that one out.

Items like a refrigerator and microwave should be on a dedicated circuit.

I also use to include all appliances (Fridge, dishwasher, microwave, range), but I usually do not include a refrigerator any more.

Dead things smell really bad, kind of like feces.. then there is the moldy smells, musty smells, chemical smells .. refrigerant smells like nail polish remover.

Check the age and function of the refrigerator. 

I offered to replace her oven or refrigerator to soften the up in rent but curious of everyone's opinion here on BP.
