After I changed math to reflect 25% down, 6% interest rate and 25-year amortization, CashFlow is $2,013.47/month ($251.68 per unit) and the Cash on Cash Return is 9.93%, even better than what I had before.

Mortgage amount being foreclosed is 206k And interest accrued on file is 150k 😱😱Now, if the starting bid is 206k does that reflect interest also ( bank just decided to give up on the interest) or I have to pay the interest on top of the winning bid amount?

Instead of losing the funds I think an option would be to lower the sales price to reflect the seller contributions that would be lost and lower the seller paid closing cost to the allowable 3%.

I would also have to say that you can find cash flowing rentals both places for 20-25% down, but they certainly aren't falling from the sky; an asking price is just an asking price and you need to be able to act very quickly when the right one comes available so get a pre-approval from a lender before you start looking seriously.Brick and stone are preferred facade materials for heat reflection and wind resistance.
