Well, all the facts were not presented in the story, however, it would not surprise me if BoA is in violation of laws and guilty of criminal damage.

your house, your problem.The Real Estate co. had nothing to do with the damaged floors and are your go between ( PM ) while the tenants are there. but you can go after them for the damages that have to be repaired. if they are found guilty and have to pay, if you can't get the money right away, see if you can garnish their pay check. why not check with your insurance co. you should be covered for that in your policy.
