we build ground up and don't collateralize anything. we build at a discount in Columbus Ohio and we build cheaper than every builder I've seen in our market and because of that we make each person self fund a retainer account. we don't extend any credit to anyone. opposite of what you are saying. builders that bring value call the shots. 

Here in Columbus, OH, Section 8 has raised their monthly rental amounts every 6-10 months for a couple of years now making it very attractive for lots of investors. 

Is that most of OH? 

The price point I am looking at is Ohio area, some good bones there.

I have seen this before from servicers, and then 6 weeks later "oh, we are sorry but your loan is not assumable".

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.
