I was trying to think of a way to not be offensive.

No offense or trolling meant for the ghetto comment - just what comes to mind and appears super cheap - looks like something you'd find around here in a 1970's aircraft plant dated C or D grade office.  

Maybe a first time offense would be to write a letter stating what caused the problem and that future re-occurrences will likely be acknowledged damage to the property leading a breach in the lease.

No offense but from your question you seem far away from being able to actively invest.

Unsolicited Private message marketing is considered one of the worst offenses here.

I had no idea it would turn into a bashing of standard marketing which I actually find highly offensive.

They sometimes take offense to that term when they still care about the house, are in fact still paying taxes (you don't yet know if they are or aren't) and checking on the property from time to time.Check with your local county recorder and see if the house is in foreclosure.

I don't mean to be offensive here but with all due respect, if you made an offer and then ask us to give you input, then you weren't confident about that house in the first.

@Eric Neal No offense, but you need to do a ton more research before you think about an investment property.
