The capital required for Denver, and limited cash flow makes it a tough market to get your next one.

I've been wanting to expand out of my market in Iowa, and see that the Winter Haven, Lakeland, Haines City areas are similar to purchase points as my market.

Astonishingly, I'd argue that the luxury Oregon Coast Real Estate market is still a bit under the radar. 

I understand they may do up to 30% actual real estate, mfh mainly.That is a higher risk IMO, especially in this market. 

Does anybody invest in his market and if so what is the spring and summer like?

As a GA native and investor, I love Savannah, but I haven't invested there yet, partially because y'all are so dominant in the market :) I would caution, however, that there is "no way to do background checks".

Study the market.

To start your journey, I recommend focusing on building your network by joining meetups and engaging in online forums, while narrowing down your first investment based on your budget, market, and goals.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

So don't beat yourself up, it's not you, it's the market.
