Asking the seller to find you a tenant probably won't go over well, and if they did, they'd probably put in the first warm body available.

Similarly you need other professionals, just not the same ones (or at the same rate) that syndicators will be paying (because dealing with securities is a specialized body of knowledge)

I have been trying both and am still on the fence but am leaning towards Unitdash as it allows me better tracking of bi-weekly payments, will mail letters for you, and doesn't require such an in depth set up process.

So I closed on on the property last Friday and discovered in my closing  disclosure I was going  to PAY for Title Insurance,  Settlement fee, title search fees and lean search fee which racked up about another 1k on top of my 15k of commissions. when I questioned why I was paying this my realtor said it that is this was normal practice for the seller to pay this??

If you provide it you are responsible to repair it, the fact that the washer and dryer were there when they moved in would lead me to lean towards a you should provide laundry services answer, however you may want to switch out to coin laundry or submeter the water for the future anyway.
