It does not matter if it is gold, real estate, stocks, baseball cards, coins, classic cars, Titanic artifacts etc.

But you probably have guaranteed yourself a single/double (to use baseball parlance) and at least gotten yourself in the game.

I know a friend deal is sometimes not ideal and this one is definitely not a home run but it seems fairly safe for a first time investment and gets me in the game as I see it with potentially a solid "base hit" continuing the baseball analogy.

I'm afraid you're a little out of your league dealing with this seller.If it's in the South Bay, the seller must have good connection to get that pricing in 2014 as distressed assets were trading for $125k/door at that time.

But if you say, "I've been a little league soccer coach all my life" I'd say, well...

I have been looking in the League City/Friendswood/Pearland areas.
