@Frank Jiang, we've been burned by a salesman claiming to be an "advisor" once.

So today I got in my car with an almost empty gas tank, I put my eBay business on hold because I needed to burn a bridge where I had to go out there and find properties, not just "oh it would be nice to find a property or two" but I had to have a burning desire and I told myself, "I have no money in my account, my truck is almost on empty, but I will will find at least properties that I can work with, I have to."

footage,  the year major mechanicals and exterior have been upgraded,  if there is a deck,  if there is a dog,. if there is a garage,  if you have had a claim,  if there is a fireplace,  natural gas or wood burning....  

I've been burned too many times matching the online bid, only to have the seller up their bid to an idiot amount.

Has anyone ever gotten burned from using a generic and/or assign contract for wholesaling?  

Bring extra compact bulbs (there are always burned out bulbs!)

If my burning desire is strong enough, my lack of the "appropriate degree" is a non-issue to follow my passion.Btw, you're in a better situation that most people who do not know what they want in life!

Also I hope they would benefit another less experienced investor someday looking to do a burned house.First I would like to ask how you got your numbers. 105000 ARV may be correct for that area, but at $63/ft it seems a little low.
