When my 2 boys and I go to one of our apt buildings to mow lawns, they see the nice cars in the parking lot with tenants playing on their i-phones while drinking fancy coffee.

And being a techy nerd, I also love their awesome iPhone app.

Even with AI and an IPhone say 30 it is a commodity now.  

I am handy with websites/numbers as the money I got for the syndications I made from my iPhone app freelance software company I started.

On top of that, the average American family had one car and didn't have to purchase and iPhone for each kid :) I absolutely agree that we'll have to have a few more percentage point increases before we see true market correction, however I don't see us ever getting back to 10+ % without causing another housing market cave in.

The new iPhone 6 and this app is working correctly at the moment.
