Talk to so some knowledgable rental agents who specialize in this, and ask them of this is the case.

The lender I'm talking with is planning on 75%, I just want to make sure their isn't anything with the FHA loan that says I cannot refinance and move to a LLC without consequences.

The more you can show that you have community support (talk to your neighbors of the property & the local biz) and potentially MEDC conceptual support that will go a long way.

If we are talking rental properties, then I completely agree with B, C, and D that he mentions.

I can come up with money for flips and have a contractor I have been talking to for the work.
