I would recommend finding some local meetups to attend, and also tuning into the Straight Up Chicago Investor's Podcast.

The unique format of this event, which consists of high-level education, gamified networking, mastermind breakout sessions, case studies, group deal analysis, market deep dives, and peer-to-peer coaching facilitation makes this the most impactful local real estate investor group a real estate investor can be a part of.The foundation of the group is built around the belief that everyone in the room has the potential to change the world… however most of us never have the time, energy or financial situation to even dare to dream big enough.

You're best bet is to call a few brokers local to the area and see what they can come up with.It's definitely going to be a surplus or excess carrier that will do it and the premiums will be high.

If you are searching for offmarket, you can network with local wholesalers, and also use something like dealmachine to generate leads.

If you are just looking to network I would go the route of meetups locally (you can check above at the toolbar, hoover over forums then to the right you have events and meetups.If you are looking to wholesale and build a list of buyers that fix and flip for deals you may have then I would pull lists from 3rd party sites like Property Radar or propstream.

A good investor agent that is plugged in with local wholesalers, is prospecting, and marketing on their own will have plenty of discounted off market opportunities that will have less eyeballs on them then the MLS.
