I attribute my success to 2 factors. 1- unrelenting determination. 2- the ability to admit and identify that I need to utilize people who are better at a particular skill set than me and check my big head at the door.

You can identify the two highest retail price ranges, in greatest demand, per zip code where you can list the rehabbed property.You can use the Realtor to help you find deals and also use Wholesalers.

"the 2 zip codes you have identified for the most part are solid "B" class, but there are "C" class for sure within those zip does, especially in the multifamily space.

That included getting a team in place, educating myself here on BP and other books, actively looking at the market to identify where I wanted to invest, determining my strategy, realizing there was a flaw in my plan, finding a private investor, and finding a deal that met my criteria.

In this scenario where the seller and the buyer have already been identified and the price worked out would you use an attorney or try to get a fixed price from an agent since at that point all the heavy lifting is done?
