as @Wayne Brooks so gently mentioned... listing a property has zero to do with getting a preliminary title report.you can do this yourself at the court house.. its not hard.Most real active bidders have connects at title co and they get title work done for free..

If there is a sellers broker involved, it's likely the seller has already agreed to pay the buyers broker, so the cost to you would be zero to have someone working on your behalf, and answering all of these questions directly and immediately, rather than having to jump on the forum at every twist and turn of this deal.

Matt, I think we are saying the same thing, it's just that you add too many words attempting to describe little twists to it that are irrelevant to an opearating agreement.For example, your draw, nothing is said that you must take a draw, that is up to you.
