While there are still some good deals on the MLS, this time of year, I would encourage you to seek out deals through other sources.

Does anyone have any advice on how I might encourage them to NOT hire the agent and give me a shot at the deal first?

Hey Chris, I'm taking the class right now in Raleigh and would definitely encourage you to look up my instructor's YouTube videos (Travis Everette, Pan School of Real Estate).  

So no motivation on their part to encourage increased bidding.

I appreciate your encouragement to be patient. 

You won't follow my path but I encourage you to do these four things and you will be successful.1.

I encourage you to seek other ways to find properties besides just the MLS. 

@Chris Paul Not sure if you negotiated with the tenant to pay half the deposit or if you're saying the PM is going to pay the other half, but I would strongly encourage you to ensure the tenant is paid back all of their security deposit PLUS interest within 45 days.

I encourage you to continue looking and see as many properties and anywise as many deals as you can.
