You will get tough skin, and if you can handle sec 8 you can pretty much handle any other tenant. 100k unfortunately won't get you too far in many places; BRRRR is fine but unlikely to pull out 100% of your money.

Fortunately with the rent/mortgage ratio we would be fine either way due to the low rate, but certainly something to keep in mind if different lenders have different standards.

There are some exceptions as to when you can get away with a single stair (full explanation below) but you'll see it is not easy to do.I actually used to live in/rent a third story attic space with a single stair, and as a tenant I thought it was fine.
