The only drawback of RentPrep is that you have to ask tenants to fill out a paper application, scan it then email it back to you.

One of the biggest drawbacks is with agents that are hesitant to ask for business.

Its a nice choice but the only drawback is that they charge service free from traveller's due to which traffic and occupancy decreases.you can give it a try and see how it goes.

Sounds like partnering in some from with the government or social agencies is more intrusive to a independent investor than it is worth.To each their own but obviously there are draw backs or more investors would be doing it.

You'r right, a 30y term is going to require a future sale to have a much bigger discount, so it has it's drawbacks, and it can kill the deal to begin wit.
