I’m an agent based out of downtown Toronto.  

Purchase price: $72,500 1200 SF Craftsman bungalow, built in 1930, with an over the garage (450 SF) apartment behind it, on large lot, close to downtown, in a desirable, older neighborhood.

Where we are stuck is determining our criteria.We will both be working in the Dallas area, me in downtown.

So here is the scenario: I was doing my driving for dollars in a pretty good neighborhood close to downtown in appleton.

., you'll probably do a lot better buying as close to Downtown or Domain where appreciation is  a big driver, than if you were to buy on the outskirts where your cashflow will be better. 

But to use your example, if I live in Westbrook, I'm in downtown Portland in about 10-15 minutes max. 

The condo complex was well maintained and near a college and highways with easy access to downtown.

Marina is 5 min away...as is downtown Charleston.  

However, I would say I am more familiar with the suburban areas than downtown, but am very happy with the way they have developed that area.

@Isaias Boesigo an hour east of downtown LA and you can find decent cap rate rental properties in riverside and san bernadino counties Going OOS is great but only if you can scale five properties in a couple of years.
