Simultaneously, although I underwrite for long-term and that is the fall back, I generally do not have plans to keep long-term because I'm trying to grow differently than you are.Here are a few real examples and I will try to explain the logic.

Rates tend to be higher than 1-4 units or 10+ units as these units fall in a range where not many lenders can do these deals.

My most recent eviction was last fall :)Take a few hours to search for/read through eviction process in Georgia, the clerk of court is often helpful in filling out forms (but they will not offer legal advice).Just being late will not be enough to get an eviction, she will need to be in arrears.

And if nothing is in the lease stating that smoking is prohibited, smoke smell falls more under the umbrella of “ normal wear and use”.

Those should fall under routine maintenance.

Eventually, you'll get:1) Agent calls that a deal is falling apart and do you want it?

The wife does not work so the financial responsibility would fall to the husband.  

And for that, you will do very well in this world, because your creating success not sitting around waiting for it to fall into your lap. 

For this reason, I feel like they are falling behind a little bit.

If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).
