A demo contractor I know is on non conforming heavy commercial , there are houses around him , he makes lots of noise , starts trucks and equip at 4 am to leave for jobs , the neighbors hate it , the family business has been there over 50 years .

My initial thought is to demo it all with the exception of the bathroom, but maybe keep it a half bath and leave the plumbing for the shower.

Instead of submitting a new budget plan and material list to be approved, the contractor skipped this step and went straight to demo and took the entire bathroom down.The draw schedule is actually quite quick and a check is sent by 2 day overnight to ensure that work is not halted.

Day after closing, my team started demo, and we discovered extensive termite and wood rot damage that wasn’t disclosed in the sellers disclosure and wasn’t discovered during our inspections.The seller lived at the property 15 years and did several projects which included replacing sub flooring that had been destroyed by termites.
