A demo contractor I know is on non conforming heavy commercial , there are houses around him , he makes lots of noise , starts trucks and equip at 4 am to leave for jobs , the neighbors hate it , the family business has been there over 50 years .  

My initial thought is to demo it all with the exception of the bathroom, but maybe keep it a half bath and leave the plumbing for the shower.

The older buildings likely have asbestos and demo and scrape costs will be higher.  

I am no way DIY this project.How much will you quote for a job like this - 50ft line, 4-6 ft deep in front yard ( no concrete demo) in your area?

I'm trying to get an idea of the cost to demo a slab foundation that was poured but house never built. 

The current issue I have is that the tenants are seeking damages because if the construction or demo that is occurring.

Instead of submitting a new budget plan and material list to be approved, the contractor skipped this step and went straight to demo and took the entire bathroom down.The draw schedule is actually quite quick and a check is sent by 2 day overnight to ensure that work is not halted.

Day after closing, my team started demo, and we discovered extensive termite and wood rot damage that wasn’t disclosed in the sellers disclosure and wasn’t discovered during our inspections.The seller lived at the property 15 years and did several projects which included replacing sub flooring that had been destroyed by termites.

Cost of taxes, insurance, flood insurance, avg cost per square foot for homes, cost to build new per square foot, vacancy rates, rent rates per bedroom, school districts, crime rates, top ten job providers and dig into their trends (growing, expanding, contracting, single source, etc), find the type of investment properties you want to focus on and learn all about that demo.
