They are well off but are in a bind due to trying to sell their old house. they want to rent for a year and then purchase the house. what would be the best way to transfer ownership after the year?

which seems rather 'overpriced,' for an REI venture with a handful of people or less (in most instances) using the data lines and server space, etc. 

@James McGovern- most lenders can get underwriting done  that fast  as long as they are provided with 100% of the data they need PLUS getting any disclosures needed signed immediately too 

I am entering escrow tomorrow and although I have reviewed all the various data from this property I am still "inexperienced" and we all know that although a buyer's agent has a fiduciary they are still going to have a monetary agenda so if something might be on the fence they will shine a positive light on it.

A quick Google search of actual market data does not support that at all.

From charging a flare fee then transaction fees for every check, wire transfer, annual tax reporting etc.

The cashflow is great, however, I am having issues trying to transfer the properties into LLCs.
