We had one tent camper group as our first guests, then have an RVer couple who are about 17 days into a 22 night stay, and three other bookings over the next month.  

100% preference.

But I know of others in my area that the entire brokerage trains their agents in how to wholesale, but they will also list the house if that is what the owner prefers.

Also one with low fees, and preferably not cloud based or revenue share based, any recommendations are greatly appreciated, thank you!

I would add a couple more pieces, making sure you have the capital to do the flips, knowing the scope of work that will need to be done on each flip, and finding people who can get you a good deal!

All of my buyers have been successes and either fixed up the property completely or 80% where I would live there.I also fix up houses and sell them on terms after being fixed upI paid a few wholesalers 20-25k in assignments a couple of times.

Most prefer havng the entire space to themselves and they don't want to pay a lot.

For the first and maybe the first couple of properties, I wouldn't worry about QB.

I'm preparing to send my first wave of direct mail in the next couple days (planning to buy the list on Saturday [600/700 or so] and yellow letters on Sunday) and I've sort of been ignoring the idea of doing direct mail "in-house" because I don't fully know the details.

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me).
