Look at your local market to see what your competitors are charging.

They just lost a HUGE member of their team that transferred over to a competitor.

Any true ethical business person knows that the way to win in business is not to downright knock their competitors. 

I have great photos (clear, bright, well positioned), it's in a great area where people love going to for Coachella and Stage Coach music festivals, there's a beautiful pool and hot tub with lounge chairs, I have Instant Booking on both Airbnb and VRBO, I have nice furniture and decorations, and I have the nightly prices slightly below my competitors.

Some people are probably looking for the swipe right function...

For cigarette smoke, I would take a "before" pic of the wall as left by the tenant, then an "after" pic after a single swipe of a cleaning cloth on the same wall to show the contrast in color due to soot accumulation.
