I do not work right now and spend about 12 hours a day, 7 days per week, on learning about real estate investing with a current dream of being able to walk again someday, work,  and to contribute to my family again.I do not know why this happened but I will continue on.

However, if you don't have "earned income" (as opposed to capital gains) then you cannot contribute to a Traditional IRA or HSA and deduct it from your taxable income.

I'm not sure on this but if the down payment is made as a capital contribution to the LLC that may work, the best thing to do is talk to multiple lenders
