I frequent a few in the area, and my favorite meets this week in Fairfax.

Despite rules that forbid smoking in the unit, "smokers" often will smoke inside again anyway, so be sure to do more frequent property inspections.

.  ;-)  If the City of Arvada doesn't ticket me, the HOA will, so I should probably get after it.I always laugh a little because I'm usually so busy working on my own rentals that I frequently neglect the care of my own house.  

Too many people use "all" and "none" far to frequently.  

PUB  is simply as stated a pre planned development.. it usually has an HOA.. and very frequently they are created to increase normal density. 

Once you identify the market your interested in, then narrow your choices to markets that you would like to visit frequently that way you enjoy visiting your homes and catching tax breaks for business travel.

I flew up to Reno once.. and had down time and lost all my money at the casino  ... and did not have cash to get my car out of the park and fly.. ( pre credit card days )  LOL.

I also know many landlords whose cash flow never improved due to ever increasing taxes, not to mention vacancy and maintenance and perhaps the all too frequent floods. 

That is a national rule mandated by the CFPB but it's broken frequently.
